The free check screens a property's council tax band using public records: VOA band data, HM Land Registry sales, the EPC register and Nationwide's house price index. It is automated screening — information, not advice. We are not regulated advisers, surveyors or solicitors.
If — and only if — the screening supports a challenge, we offer paid products: an evidence pack (a document you use to file yourself, free, with the VOA) and, where offered, a service where we prepare and submit the filing on your behalf under a signed Authority to Act. Prices, including VAT, are shown before you pay. Payment is taken by Stripe; we never see your card details.
We deliberately refuse to sell to you when the screening does not support a challenge. And we tell you plainly, on the report and in every pack, that challenging is always free directly with the VOA — including the statutory right to a review with a guaranteed decision if you became the council tax payer within the last six months. If we wouldn't buy it, we don't sell it.
The Valuation Office Agency decides your band — not us. A challenge can end with your band unchanged, lowered, or (rarely) raised, including your neighbours' bands. We promise honest screening and a well-prepared case, never an outcome.
Our screening reads public data sources that can be incomplete or wrong (missing EPCs, unmatched addresses, delisted records). The report shows its working precisely so you can check it.
Evidence packs are digital content. When you buy one, you agree to immediate delivery and acknowledge that once it has been delivered, the 14-day cancellation right under the Consumer Contracts Regulations 2013 no longer applies to it. If a pack fails to generate or reach you, we refund in full.
For the file-on-your-behalf service, you may cancel any time before we submit your filing to the VOA and receive a full refund. After submission the service has been performed and is non-refundable.

Our total liability to you in connection with an order is limited to the amount you paid for it. Nothing in these terms excludes liability that cannot lawfully be excluded (including for fraud, or death or personal injury caused by negligence).
You remain responsible for continuing to pay your council tax bill while any challenge is under way.
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If any part of these terms is found unenforceable, the rest still stands. We may update these terms; the version on this page at the time of your order is the one that applies to it.
